What does an SMSF property accountant do?
An SMSF property accountant focuses on the accounting and tax treatment of property held by the fund. This is different from property investment advice, loan or credit advice, legal conveyancing and the independent SMSF audit. The work usually begins with the fund's bank, property-manager, loan and settlement records and follows those transactions through to the annual accounts, tax calculations and audit file.
The work may cover rental income, expenses, loans, acquisition and disposal costs, capital works, depreciating assets, valuations and related-party dealings. Treatment depends on the transaction, fund circumstances and applicable rules.
Rental income and lease reconciliations
Reconciling gross rent, agent management fees, tenant disbursements, and municipal charges to primary bank accounts.
Expense classification & deductibility
Differentiating immediately deductible repairs and maintenance from capital improvements and borrowing costs.
Loan and borrowing schedules
Separating loan principal, interest charges, and bank fees where property is held under compliant borrowing.
Acquisition and disposal cost bases
Recording stamp duty, conveyancing fees, legal costs, settlement statements, and capital works registers for CGT.
Capital works and depreciating assets
Maintaining Division 43 capital works deductions and Division 40 plant and equipment depreciation schedules.
Annual valuation evidence & audit file
Organizing objective market-value evidence and preparing verified schedules for the independent SMSF auditor.
Strict Advisory Boundaries: Financially Up Pty Ltd provides accounting, tax reporting, and compliance support for property held within superannuation. We do not provide credit assistance, mortgage broking, conveyancing, or financial product advice recommending the acquisition or disposal of real estate.
SMSF property rules trustees need to consider
An SMSF must be maintained for the sole purpose of providing retirement benefits, or death benefits where applicable. Investments must be consistent with the fund's investment strategy, recorded in the correct ownership name, made on a commercial arm's-length basis and comply with restrictions on related-party acquisitions, related-party use and in-house assets.
Residential Property Restrictions
Residential property held by an SMSF generally cannot be acquired from a related party and must not provide a current-day benefit to a member or related party, such as private occupation or a related-party residential tenancy.
- •Strict prohibition against acquiring residential property from members or relatives
- •Zero personal or holiday home usage permitted for members or associates
- •Must be let to independent third-party tenants on strictly commercial arm's-length terms
Business Real Property (Commercial Exception)
Business real property can be treated differently where the statutory conditions are met. Qualifying business real property may, for example, be acquired from a related party at market value or leased to a related business on arm's-length terms. The property and proposed transaction should be reviewed before contracts are entered into.
- •Eligible to be leased back to a member's operating business at verified market rent
- •Permitted acquisition from related parties subject to independent market valuation
- •Formal commercial lease agreement and documented prompt rental payments required
Annual SMSF property accounting and tax work
Every income year, an SMSF generally needs financial statements, an independent audit and an SMSF annual return. Property increases the supporting work because income and expenses must be traceable, the asset must be reported at market value and the auditor must be able to review objective evidence.
Reconcile rent received to bank statements and property-manager statements
Matching gross tenant rental income and property manager disbursement statements against fund bank ledgers.
Classify property expenses according to their accounting and tax treatment
Delineating deductible revenue outgoings from capital improvements, council rates, water, and insurance.
Separate loan principal, interest and other borrowing-related amounts where borrowing is permitted
Ensuring loan repayments are correctly bifurcated between deductible interest and liability principal reductions.
Review purchase, sale and settlement records
Verifying adjustment sheets, conveyancing invoices, and capital acquisition records.
Maintain cost-base and capital expenditure records for a future disposal
Tracking initial cost base, title acquisition fees, and subsequent capital improvements for future CGT calculations.
Record capital works or depreciating-asset information where relevant
Maintaining Division 43 construction write-off schedules and Division 40 plant & equipment asset registers.
Support the annual market-value figure with objective and supportable evidence
Collating annual valuation documentation satisfying ATO market valuation guidelines for 30 June reporting.
Prepare property schedules and evidence for the independent SMSF auditor and annual return
Assembling an organized workpaper pack with lease agreements, tenant receipts, and valuation support.
Annual Market Valuation Rules for Trustees
Trustees are responsible for valuing all fund assets at market value when preparing the fund's accounts and statements. A qualified independent valuation is not automatically required every year, but the valuation must be based on objective and supportable data, reassessed annually and supplied to the auditor. Independent valuation may be appropriate when the property is a significant fund asset or the valuation is complex.
How is SMSF property reported for tax?
There is no separate SMSF property tax return. Rental income, deductions, capital gains or losses and other relevant amounts are included in the fund's SMSF annual return as part of the fund's overall tax position.
Property costs do not all receive the same treatment. Repairs, improvements, borrowing expenses, capital works, depreciating assets and disposal costs may be deductible immediately, deductible over time, capitalized or relevant to the property's cost base. The fund's pension position and any exempt current pension income may also affect the tax calculation and expense treatment. These matters need to be considered with the fund as a whole, not as a standalone rental schedule.
Property Costs & Deduction Classification
Property outgoings require precise tax characterization under ATO superannuation legislation:
- Immediate deductions: routine repairs, rates, tenancy costs, and insurance
- Deductions over time: loan borrowing costs (5-year write-off) & Division 40 depreciation
- Capitalized items: structural improvements (Division 43) added to property cost base
- Pension phase interaction: Exempt Current Pension Income (ECPI) apportionment
Buying, selling or changing an SMSF property
Before acquisition or settlement, trustees may need to check ownership details, the trust and borrowing structure, related-party rules, GST implications and audit records. On sale, complete acquisition, improvement and disposal records are needed to support the capital gain or loss calculation.
Records to keep for an SMSF property
Trustees must retain comprehensive supporting records to satisfy statutory annual audit and ATO compliance requirements:

Frequently asked questions
Common questions about related-party property acquisitions, commercial leasing to member businesses, annual valuations, and independent audits.
Generally no. An SMSF is restricted from acquiring assets from related parties unless a specific exception applies. Residential property ordinarily does not satisfy the business real property exception. The transaction should be checked before any contract is signed.
